RE/MAX Western Canada Awards Conference February 5th-7th.

This weekend, RE/MAX of Western Canada will host it’s annual awards conference at the Empress hotel in Victoria, BC.  My team and I plan to attend the conference that carries the theme “lovin’ every minute of  it.”   RE/MAX has 232 offices in Western Canada, extending as far as Saskatchewan.  Of the 5,800 sales representatives (approx.), about 1,000 are expected to attend.   The weekend will be filled with motivation, networking and of course lots of fun.  Loverboy (a local band here in Vancouver) are expected to perform.  Each year at the conference is also another way for RE/MAX to continue it’s fantastic contributions to the Children’s Miracle Network.  To date, RE/MAX associates have raised over 85 million dollars for the cause.   Last year, three time Canadian Olympic medalist Catriona Le May Doan was on hand to do a presentation, and I was lucky enough to meet her.  pic above.   My team and I are all looking forward to a great weekend, which is sure to get us really moving in 2009.  A positive spin on Real Estate will be a nice change;)

Vancouver Real Estate MLS Tour

My team and I took the opportunity to join the MLS tour for Realtors a few times this week, so I thought I’d share my experience and let you all know what it’s all about.  The MLS tour is mostly for Realtors only, and it gives us an opportunity to showcase our listings to other agents, and at the same time view some of theirs.   This week we had a chance to attend the East Vancouver as well as the South Burnaby tour.  Once we have a chance to preview the house, townhouse or condo, we all make an estimate of what we think a good asking price would be.  This proves to be effective, as you are getting the opinion of 10 or 12 neighborhood experts on the pricing of your home.  In the end, you take the average of the estimates, and you then have some feedback for the seller.  The MLS tours were cancelled for the past few years, as properties were selling so quickly, that they were likely to be sold before the tour had a chance to start.  Now that our market is adjusting and properties aren’t selling as fast, the tour is growing in popularity.  This is just another one of the services that we provide to our clients when you list with the Blum Real Estate Team.  If you would like to preview our current listings, CLICK HERE.

If you recall, a couple of weeks ago, I (Wesley) wrote a post regarding the current state of our local Real Estate market.   My “two cents” if you will.  Well now it’s time to hear from the expert.  Heiner Blum (from my team), has been in the Real Estate business for over 40 years.   His experience is unparalelled, and he has been through market trends just like the one we are experiencing now.  He has taught me many things about not only Real Estate, but about life in general.  Here is his take on our current market.

Well, no one said it was going to be easy all the time. After unprecedented gains, especially in the Greater Vancouver area, global economic uncertainty weighed heavily on residential real estate activity in most major Canadian centers during the latter half of 2008 and the economic forecast for 2009 promises more of the same. Here at the Blum Real Estate Team we have analyzed all of our marketing systems and have made improvements and adjustments to reflect the current conditions and we are well positioned to get our clients the best experience possible. Housing market performance will clearly be contingent on economic performance and the situation is not expected to be remedied until consumer confidence is restored. It is important to remember that pent up demand still exists. We could see a bounce back as early as next Spring if inventory levels stabilize, pent up demand kicks into gear and lower prices and low interest rates stimulate home buying activity. Challenges often mask opportunities. With a shrinking price differential, trading up has never been better than now.  Sell at todays price and buy at tomorrows. The fundamentals and the reality of the Lower Mainland’s real estate market have not changed. Vancouver is and always will be a prime location on the world’s real estate scene. Over the last few years everybody wanted to be on board despite ever escalating prices. Now is the opportunity to be a contrarian and benefit from less competition and enjoy the long term benefits.
